To Secure Property:
In order to secure a property through our agency, we recommend that you gather together your references in time for any viewings that you may secure. Generally, references may include employment details, previous landlord references, evidence of salary etc, photo identification etc.
Read the Lease Agreement Thoroughly:
Take the time to carefully read and understand your lease agreement. Pay attention to terms, conditions, and any clauses that may impact your tenancy.
Document the Move-In Condition:
Before moving in, document the condition of the property. Take photos or videos and make notes of any existing damages to avoid being held responsible for them later. If the property is managed by Keane Thompson, we will include a full details management report with photographs and comments on condition before move in which will be signed by the tenant once happy with condition noted within the report.
Communicate With the Landlord/Landlord’s Agent:
Maintain open communication with your landlord or your landlord’s agent. Report any issues promptly.
Know Your Rights and Responsibilities:
Familiarise yourself with your rights and responsibilities as a tenant. This includes understanding rent payment schedules, maintenance responsibilities, and the process for requesting repairs.
Respect Property Rules:
Adhere to the property rules outlined in the lease agreement. This includes guidelines on noise, pets, and any other specific regulations set by the landlord.
Pay Rent on Time:
Ensure that you pay your rent on time to maintain a positive relationship with your landlord or landlord’s agent. Late payments can lead to fees or strained relations.
Report Repairs Promptly:
If there are any maintenance issues in the property, report them to the landlord or property management as soon as possible. Timely reporting can prevent further damage and ensure a safe living environment.
Obtain Renter’s Insurance:
Consider getting renter’s insurance to protect your personal belongings in case of unforeseen events like theft, fire, or natural disasters.
Give the Required Notice Before Moving Out:
If you decide to move out, provide your landlord with sufficient notice as per the terms of your lease agreement and RTB guidelines. This allows them time to find a new tenant.
